APPLICATION INFORMATION:

The application is preliminary only and does not obligate the owner or Kathleen Gallagher Realty to execute a lease or deliver possession of the property. The decision to approve your application is entirely up to the landlord, and Kathleen Gallagher Realty reserves the right to deny your application.

OCCUPANCY STANDARD: Two-person max per bedroom (exception of a child less than six months)

AGE REQUIREMENT: Lease Holder(s) must be 18 years old or older. All occupants over the age of 18 will be required to complete an application.

INCOME REQUIREMENT: The gross monthly income of all Lease Holders will be considered jointly. You must provide at least three (3) months of proof of income. Income must be three times the monthly rental amount. 

EMPLOYMENT VERIFICATION: Lease Holder(s) must be currently employed and provide their Employer's name, email address, and phone number, and provide a copy of three months of paycheck stubs.

SELF EMPLOYMENT: Lease Holder(s) must provide the previous year’s personal income tax return and three month’s personal bank statements to prove sufficient income.

CREDIT REQUIREMENTS: The credit history will be reviewed based on the Fair Isaac Credit Score and should equal 550 or above for consideration. Scores below 520 will not be accepted. 

RESIDENCY: Previous rental history will be reviewed and should exhibit no derogatory references. Applicants with foreclosure, bankruptcy, or tax lien will be given individual consideration.

APPLICATION FEE: A $75 non-refundable application fee is required for each applicant. Each applicant should complete an individual application and send a copy of DL and proof of income. ALL documentation must be uploaded at the time of application to be considered and processed. Any incomplete applications will not be considered. All fees are non-refundable. 

LEASE ADMINISTRATION FEE: A $200 lease administration fee is due upon signing the lease. 

CRIMINAL HISTORY: No applicant (resident or occupant) may have been indicted, arraigned, convicted involving violence, firearms, illegal drugs, crimes involving theft or destruction of property, or any crime involving a minor in the last five years.

Incomplete applications will not be considered until all documentation required above has been submitted. We do not “hold” properties while waiting on additional documentation. Applicants are responded to on a first-come, first-serve basis. If multiple apps come in at one time or over a weekend or holiday when the office is closed, the highest and best applicant will be selected. 

There are no refunds of application fees.
